Q:  What’s included in “Property Management”?
A:  The simple answer is “everything”.   Almost everything you would do as owner, we accomplish for you.

 

Q:  What’s not included?
A:  Normal management does not include modernization, refinancing, fire restoration, major rehabilitations, obtaining tax advice, presenting petitions to planning or zoning committees, advising on proposed new construction or other counseling. 

 

Q:  How much does professional property management cost?
A:  The management fee is negotiable depending upon the size of your property, number of units and number of properties.

 

Q:  What is the fee based upon?
A:  The management fee is based upon a percentage of the rent collected each month.

 

Q:  What other expenses will the owner have?
A:  The management fee is for the professional service only.  The owner, just as if the owner manages the property him/her self, is responsible for all expenses.

 

Q:  What are some advantages of having professional property management vice managing the property myself?
A:  A professional property manager is a professional with many years experience in advertising,
tenant selection, supervision of repairs, record keeping and all other facets of property management.  The professional property manager is also knowledgeable of the local rental market, insurance issues, landlord-tenant law, federal and state reporting and federal and state disclosures.

 

Q:  How much will my properties lease for?
A:  It is theatrically impossible for an owner/landlord to set a monthly rent amount.  The rent amount is always controlled by the rental market, which an owner/landlord has no control over.  Rest assured that it is in the owners AND property manager’s best interest to lease your property at the maximum the market will pay.  So, the professional property manager is always diligently reviewing the market conditions.

 

Q:  What, if any, professional organizations do you belong to?
A:  California Apartment Owners Association, National Association of Realtors, California Association of Realtors and Pacific Southwest Association of Realtors.
